Purchasing

Purchasing a property under any circumstances can be a very stressful process, even in your own country. Move that activity abroad and you are confronted with several additional factors that can add to the stress. Working with Signature Properties you can be assured that we have been there already and consequently are sensitive to the pressures confronting you.

Each of our consultants is trained to evaluate your needs prior to your arrival in Cyprus. These requirements will be confirmed and fine-tuned on your arrival and a well prepared, flexible, itinerary will ensure that you only see those properties that match your requirements. We will help you to remain focused on your objectives and filter down to a final selection. Our aim is to arrive at the 'Wow' moment.

Once you have chosen a suitable property, we will inform the vendor and make arrangements for you to open a bank account and visit an independent lawyer. Your lawyer will be a fluent English speaker and is there to act solely on your behalf.

In most instances both you and the vendor will meet at your lawyers office to read and sign a contract of sale. The contract, which in Cyprus is a very simple document to understand, will be explained to you before you are asked to proceed.

At the point of signing you will be required to pay a reservation fee to the vendor (depending on the value of the property, between CYP 1-5k.) This will block the property in your name and freeze the price.

For re-sale properties you will be required to make full payment within four to six weeks. However many developers are flexible about the timings of payments, and even with a re-sale may work with a payment plan stretched over six months.

For off-plan purchases, the first payment of normally 25-30% of purchase price is required within 4-6 weeks (again, most developers are flexible about payment terms). Further stage payments are required throughout construction.
